Your Next Padel Venture…Starts Here!
An approved padel, tennis and
pickleball center on 6.89 acres
FULLY Approved Indian River County Site Plan.
Ready to Build and Restore Immediately.
Act 01 · Full Speed Ahead
The hardest part is finished.
Indian River County has approved the full site plan, with Phase 1 cleared for immediate implementation. Starting from raw land, that step takes almost two years. The hard, expensive and time-consuming county approval work is done.
What’s left
Ordinary construction permitting: land clearing and landscaping, stormwater, right-of-way, water and sewer approvals, and the FDEP environmental resource permit.
What stays
The plan refurbishes all eight lit clay courts rather than tearing them out, and the materials for the first four padel courts are already on site, paid in full.
Act 02 · Transformation
Five scenes. One approved plan.
Each short film starts from a real view of the property today and builds to an artist’s view of the approved site plan. Nothing shown at the end of a film is built yet.
The front gate and parking
The gate opens onto new parking that runs to the tree line.
Eight lit clay tennis courts
All eight courts refurbished, not replaced.
Four padel courts
Phase 1: four courts from the materials already on site.
The clubhouse
The original clubhouse, finished and reopened.
Racquetball and squash
Two existing racquetball courts, ready to become indoor racquetball and squash.
Act 03 · History
The oldest tennis facility in the Vero Beach area.
Westside Racquet Club was born in the late 1970s. It was an active tennis club, well known for its enthusiastic social dynamic. It operated for decades before it changed hands in the mid-2010s and later closed.
The next operator isn’t introducing racquet sports to this address. They’re bringing back the original one, and the locals in this part of town CAN’T WAIT to have it open again. The level of enthusiasm and support for the club opening again is off the charts.
With its mature oaks and sabal palms, the club is nestled in a mature, large-acreage subdivision also called “Westside”.
The property today: the palm walk, the original doors, the covered walk.

Act 05 · The Numbers
What it takes to open.
The largest remaining lines: tennis court rejuvenation ($262,348), padel installation with foundations for all 6 courts ($190,000), tennis LED lighting ($85,000), septic connection ($50,000) and padel impact fees ($48,000). Full tables are in the information packet.
Built in phases (All Phases Already Approved)
Open first. Grow from revenue.
Phase 1 opens the club. Every later phase is already approved, so growth is a build-out on the approved plan, not a second trip through site plan review.
PHASE 1 · CLEARED TO BUILD
4 padel + 8 tennis
Four padel courts from the materials already on site; all eight lit clay tennis courts refurbished.
ADDITIONAL PHASES · APPROVED
More courts, a bigger clubhouse, pickleball
Additional phases contain approvals for additional courts, expansion of the clubhouse and pickleball.
BEYOND THAT
Room to grow
There is still much property to be used for future development.
